Title Report (preliminary):
Provides the following information: The present owner based on the last deed of record, the property's legal description, any unreleased general liens (judgements, federal and/or state tax liens, mechanical liens, etc.), any unreleased mortgages and status of current year's Ad Valorem taxes.
Title Report (final):
After the mortgage is filed OLTS issues a Final Title Report, showing the recording of the new mortgage.
A title insurance policy insuring a mortgagee against loss caused by a borrower's invalid title or loss of priority of the mortgage.
A title insurance policy insuring the owner against loss caused by an owner's invalid title.
Note: Oklahoma statutes and regulations require compliance with certain conditions before the issuance of a commitment or title insurance policy.
