An eight-story, approximately 277,000 square-foot, Class-A building, Thames Street Wharf is the first of more than a dozen buildings outlined for Harbor Point – a planned development prominently located on the Baltimore, Maryland, Inner Harbor waterfront. Thames Street Wharf is land based, with the southern portion of the building reaching over the water.
This innovative operations facility is one of only two office buildings in Baltimore to have the core and shell pre-certified LEED® Silver by the U.S. Green Building Council®. The building includes a number of innovative features, including raised access flooring with an under-floor air delivery system to offer maximum flexibility and comfort, low-flow faucets and fixtures, plus a state-of-the-art, energy-reducing building HVAC system. There are also highly efficient 35,000 square-foot, column-free floor plates that offer potential tenants the ultimate flexibility in space utilization and planning.
In addition, the office building is designed to accommodate numerous tenants, such as Morgan Stanley®, which occupies more than half of the space at Thames Street Wharf.
