Ironwood has begun construction of an affordable housing community, the first of its kind in Saipan, in the Village of Gualo Rai. The apartment complex is located on Middle Road, the main thoroughfare, bordering the village; the site is close to existing retail businesses, in an area considered ripe for development. Ironwood has been successful with similar housing developments in Guam, where it currently has 434 rental units. 

Ironwood Saipan, will include 80 apartments for families earning less than 60% of the area median income. The community will have two, three and four-bedroom units, with environmental and security enhancements. Energy-efficient features include a 380-kilowatt solar array, insulated walls and ceilings, ENERGY STAR® lighting and appliances,

and other elements that are expected to result in up to 70% utility savings for residents. Filtered water will also be provided.

Amenities will include an approximately 3,000-square-foot community center, a playground, covered pavilions and a basketball court. Ironwood Saipan will be fully covered by security cameras for enhanced safety. 

Overcoming complex regulations on land ownership and financing on Saipan, Ironwood is the first developer to access Low Income Housing Tax Credits granted by the Northern Marianas Housing Corporation.
