Agent Checklist for a Successful Closing

If you are the buyer's agent:

  1. Provide us with the mortgage company name, loan officer and phone number when the contract is turned in or as soon as possible.
  2. Provide us with the buyer's insurance agent name and phone number when the contract is turned in or as soon as possible.
  3. Provide us with your commission disbursement authorization, if any.
  4. Please review Schedule C of the title commitment to see if there are any items that need to be cleared up prior to closing. We may need your help on some of these items.
  5. Advise our office if we will need to mail our closing papers to your customer or if a power of attorney is to be used for closing (power of attorney forms must be approved in advance by Stewart and the lender).
  6. Please call to schedule your closing at least one week in advance.
  7. Remind your buyer they will need a cashier's check payable to Stewart Title for closing.
  8. Please be advised that we need closing instructions and loan papers from the mortgage company 24 hours in advance of closing so we can be fully prepared for closing.

If you are the seller's agent:

1. Provide us with the existing loan payoff information (mortgage company name, loan number, phone number and customer's Social Security number) when the contract is turned in or as soon as possible.

2. Provide us with a copy of your listing agreement with the contract.

3. Provide us with your commission disbursement authorization, if any.

4. Please review Schedule C of the title commitment to see if there are any items that need to be cleared up prior to closing. We may need your help on some of these items.

5. Provide us with a copy of existing survey, if it is to be used for closing and if there have been no structural changes made to the property since date of survey.

6. Advise us which home warranty company will be used, if applicable, and who is to order it.

7. If there are any repair invoices or other invoices to be paid at closing, fax them to our office prior to closing (furnishing invoices at closing will cause delay).

8. Advise our office if we will need to mail out closing papers to your customer or if a power of attorney is to be used for closing (power of attorney forms must be approved in advance by Stewart and the lender).

9. Please call to schedule your closing at least one week in advance.
