Although heirs and devisees are bound by the deed of their ancestor, and do not therefore have title, Edwards v. Barnes, 167 Mass. 205, 45 N.E. 351 (1896), they could, if they so desired, convey a good title to a purchaser. See Earle v. Fiske, 103 Mass. 491 (1896) and Morse v. Curtis, 140 Mass. 112, 2 N.E. 929 (1885).
