Additional requirements will be added depending upon the state of the title and the nature of the transaction. In general terms, the additional requirements will include the completion of any curative work which must be carried out and the cancellation or release of any liens which are not to appear as exceptions in the final policy. These requirements may also relate to documentation which must be provided to the issuing agent. Examples would be:
- Satisfaction and cancellation of an outstanding deed of trust
- Corporate resolution authorizing conveyance of the subject property
- Payment of past due ad valorem taxes
- Execution and recording of an access easement
If multiple parcels are to be insured in the same policy, you should denote which requirements apply to which parcels by using the identifying number or letter assigned to each parcel in Schedule A, Item 4.
