Item No. 3 reveals how title to the insured estate or estates is vested on the effective date. If title is vested in two or more persons as tenants in common, Item 3 should specify each party's fractional share. If title is held jointly with right of survivorship, that should be stated in Item 3. No one other than the actual owner of record should be shown as vested with title, even if the requirement of a deed to another party is inserted in Schedule B. Some commitment forms will combine Items 2 and 3 into a single item showing both the vesting and type of estate.
