Stewart Mortgage Information introduces the Subject Property Photo AVM enhancement product

HOUSTON (Aug. 10, 2004) - Stewart Mortgage Information (SMI) is expanding its offering on its proprietary ValuLogixSM system by providing the ability to deliver digital photographs along with any of its AVM (automated valuation model) products.

The single or multiple digital photographs can be delivered within 24 hours to the lender customer and includes a written inspection indicating the property condition and occupancy status of a subject property. Subject Property Photo is also available as a standalone product for use in servicing or the foreclosure process.

"By providing visual evidence, SMI provides an additional level of confidence for lenders currently using AVMs to speed up their closing process," said Kevin Gugenheim, SMI president and chief operating officer. "The Subject Property Photo product also offers an incentive for additional lenders to move to AVMs for their loan programs."

SMI's proprietary ValuLogix platform allows a customer to utilize various AVM models based on customer-defined loan and underwriting criteria.

Lenders also can utilize SAVE, SMI's Stewart Assured Valuation Estimate, to add an additional layer of protection for their loan production. SAVE allows a lender to purchase warranty coverage for the value provided by an AVM or appraisal product ordered via SMI, and is available for both first and second lien mortgage originations.

"Subject Property Photo is another SMI collateral assessment product allowing lenders to leverage the speed of an AVM with the confidence level of a current photo and limited physical inspection," said Chris Boring, SMI senior vice president for operations. "These are not stored photos or listing photos from a Multiple Listing Service. These are actual photos by people, taken on the day the AVM is done.

"This product can be utilized on new mortgage originations, the servicing side or with a portfolio acquisition," said Boring.
