Minimum Property Requirements for FHA, VA, RD and IHFA

Presented by: Stan Audette of AAD Inspection

This 2-hour class helps agents pre-identify property conditions that might otherwise kill transactions involving government-insured financing.

Agents will learn to:

  • Know in advance what an appraiser is likely to cite as negative features to a property
  • Avoid wasted time on homes that can’t qualify
  • Avoid being “blind-sided” by appraisals
  • Protect clients from spending money on appraisals that will fail
  • Appear more knowledgeable about government-insured loans
  • Take pre-emptive action regarding possible condition issues
  • Negotiate more effectively

The first hour of the class is lecture.

The second hour of the class is practice using photos of real-life conditions.

Agents will walk away with an informative checklist to keep handy whenever reviewing properties that will involve FHA, VA, RD, or IHFA financing.

Land Development & Valuation

Presented by: American Land Institute

In this course, students will participate in land valuation analysis, development valuation for a profitable subdivision, Green and sustainable development and site selection. The course material provides hands on approach in the design, cost, expense and logistics of development. Upon completion of the course students will be familiar with: methods of establishing market value from a cost to market approach, analyzing the feasibility of a site for development, legal descriptions, the process of development, identifying highest and best use, and implications of easements. A calculator is recommended, however, only entry level math will be used. This course is required for the Certified Land Consultant designation. Qualifies for 16 CE credits in Idaho and Oregon.
