777 Main, Hartford’s iconic tower at the intersection of Main and Pearl Streets, is being transformed into a sustainable, mixed-use, transit-oriented urban development in Connecticut. The building was constructed in 1967 and is on the National Register of Historic Places. The project is undergoing a certified historic rehabilitation, preserving the exterior and interior historic elements while adapting the building for its new multifamily and retail uses.

The 26-story property will consist of 285 units of housing on 21 levels, with 20% of these units designated as affordable housing for low-income dwellers.

There will be a mix of studio, one-bedroom and two-bedroom apartments; approximately 20,000 square feet of common amenities on the penthouse and terrace level offering panoramic views of the region with an exterior wrap-around promenade. In addition, there are 250 parking spaces in an existing garage and 35,000 square feet of retail space. 

777 Main is designed to meet LEED® Platinum certification standards and includes advanced energy-saving measures such as energy recovery, advanced smart thermostats,
high-efficiency water-source heat pumps and a 400 kW fuel cell.
