Q&A with Nate Preuit, Senior Division President, North TX & OK

In this Leadership in Title interview, Nate shares how he leverages the strength of Stewart’s national resources while fostering a distinctly local experience for both team members and customers across North Texas and Oklahoma.

Q: What inspired you to pursue a career in the real estate title industry?
A: My dad was a title professional. I just wanted to be like my dad. He had the largest Commonwealth agency in the early 90’s. Dad’s company won “Small Business of the Year” in Boise the same year Boise was named the best city for small business nationally. His company, Boise Title & Escrow, won the “Company of the Year” with the local home builders association. To my knowledge, the only title company to ever win that award from a home builders association (normally given to a home builder). He was the first title company in the Northwest United States to implement an electronic title plant. He donated and contributed to the community. His legacy lives on through many people that are still in the industry and successful, some work here at Stewart Title.

Q: What has changed the most since you started your career?
A: Technology and the speed of business. It’s mind blowing to think of how we handled transactions (when I started) in 1992 vs today.

Q: Finish this sentence: Success is built on ____________.
A: Culture. Culture fosters retention and creates an attractive place to consider for all title industry professionals.

Q: The real estate market has faced challenges in the last few years. How do you ensure your team stays agile and resilient to ever-evolving market conditions?
A: I seek out and employ the right people and technology tools. Listen to those in the field and strive to be creative. Resiliency comes from retention, in this case retention comes through the belief we’re working to stay relevant and ahead of the competition and customer needs.

Q: What has been the biggest challenge for customers in your area? How are we helping them navigate it?
A: The biggest challenge our customers face is obviously the factors of affordability in the current market. We help navigate this by growing a strong sales team equipped with strategies, best practices and endless resources. We live and breathe for our clients’ success through the efforts of the sales team.

Cybercrimes have also been a growing concern, not just in North Texas and Oklahoma, but all over the country. These stories are heartbreaking. The fraudsters are incredibly successful and therefore invest in further deception. I believe Stewart Title is the most proactive company in this space. Stewart spends the time, money and effort to help our team and customers avoid falling victim to cybercrimes. We also have plans in place to help recover funds. It’s systemic in our company, from the banks we choose to the protocols we follow and how we communicate with our teams internally and our customers and consumers externally.

Q: What are the biggest opportunities in your area?
A: The availability of land is a big opportunity. Unlike other areas and states I’ve worked; Texas and Oklahoma aren’t limited by geographic boundaries or government-owned land. There isn’t a mountain range, ocean, numerous national or state parks that limit expansion.

The commercial real estate market has also presented opportunities for our team. Although it has been generally written off as a “declining” market, there is still growth within CRE and our team is well-equipped to handle.

Q: What makes Stewart Title unique as a business partner and title services provider?
A: The local leadership is empowered here at Stewart. I think this is underestimated by our customer’s view. This allows for quicker decisions, efforts and opportunities. This empowerment helps create a great culture, streamlines local underwriting decisions, helps my team acting on opportunity and hire the right people in the right places. The customer experience feels local while leveraging the safety and security of a large company’s ability to help avoid fraud and engage fraud recovery. We’re also able to sustain in small markets through the ups and downs, invest in our community and retain our key people through competitive group benefits.

Another key aspect of being a unique business partner are our capabilities. My team says, “every deal is a good deal”. We’re equipped to service all types of real estate business.

Plus, we know our clients like to work with fun, professional and experienced people. At the end of the day, regardless of bells or whistles, we’re in the experiential marketing business. Providing a positive closing experience for our customers is key. We know that and make sure we’re having fun along the way.

Q: What is the most rewarding aspect of your leadership role at Stewart?
A: The people! The team! It’s hard to describe how rewarding it is to support someone’s growth and helping them achieve success for themselves and their family. If someone succeeds, the company succeeds. The focus is always on the individual’s success and then the rewarding aspects arrive. That’s where the gold is found.

Q: Stewart was recently recognized as a Top Workplace and U.S. News and World Report Best Places to Work winner. What makes our company a unique place to work?
A: This is no surprise and well deserved. Locally, I would say the people make Stewart Title unique. It’s very simple. We value our culture above all things.

Nationally, the current leadership is unmatched in this regard. From our CEO to our national and regional heads, our leadership cares about each employee, knows their names, celebrates their achievements and invests in what the “field” sees as priority.

Q: And one last question, what’s your coffee order or morning drink of choice?
A: I’ll take all kinds and lots of it!
